What browser works best?
FarmlandFinder is optimized for Google Chrome & may not function properly using other browsers.
Where does the sales data come from?
The sales data in the Compeer Portal on FarmlandFinder has been approved & posted by Compeer appraisers.
What sales data is visible?
In an effort to make the FarmlandFinder tool as useful as possible, only relevant sales data that fits the following parameters has been approved to be visible on the Compeer Portal:
- Greater than 35 acres
- MN/WI/IL standard rule set (sales tied to benchmark farms)
- Improvement contribution less than 10% of sale price
- Typical property types (cropland, pasture, recreational, etc.)
How often is the sales data updated?
Daily. All new sales are analyzed and posted to the database by Compeer appraisers, which are automatically uploaded to FarmlandFinder.
Will only sales that Compeer has appraised be available?
No. All comparable sales that the appraisal staff vet, analyze and post to their database will be in FarmlandFinder.
How do I edit or delete sales data?
All sales must be edited or deleted by an administrator. If you notice any erroneous data, please contact Cindy Olson: Cyndi.Olson@compeer.com
How is the information displayed in the Price Trends tab calculated?
The calculations in the Price Trends tab are generated using the sales data provided by the Compeer appraisers. The raw sales data used in these calculations can be viewed in the Sales Sheet tab.
There are five different types of data points displayed:
- Average price per crop acre (IL & MN)
- Average price per acre (WI)
- Number of sales
- Number of acres
- Percentage change
What sales are shown on the Nearby Sales PDF?
The Nearby Sales PDF has several pre-set filters on the data shown so that it displays the most relevant data.
Illinois & Minnesota
The Nearby Sales page will show any sales provided by the Compeer appraisers that are >50% tillable and that have occurred in the past 18 months.
Wisconsin
The Nearby Sales page will show any sales provided by the Compeer appraisers that have occurred in the past 18 months.
Where does FarmlandFinder source its soil data?
Soil survey information is sourced from the NRCS's SSURGO database. The SSURGO database contains information about soil as collected by the National Cooperative Soil Survey.
Where does FarmlandFinder source its crop history data?
Crop history is sourced from the National Agricultural Statistics Service's Cropland Data Layer (CDL), which was created by the USDA. The CDL is a raster, geo-referenced, crop-specific land cover data layer created annually for the continental United States using moderate resolution satellite imagery and extensive agricultural ground truth.

How to log in using SSO
Log in using SSO in 5 steps:
- Go to https://www.farmlandfinder.com/
- Click Login in the top right-hand corner
- Click Sign in with SSO towards the bottom of the page
- Enter your @compeer.com email address
- You are now logged in & will be directed to the Compeer Portal
How to get a Sales Sheet
Get a PDF Sales Sheet 4 steps:
- Go to the Sales Sheet in the top navigation bar
- Click the teal Print Sales Sheet button in the top right-hand corner
- Type the desired county that you want a Sales Sheet for
- Note: The county name must be spelled like this: ‘Brown County, Minnesota’
- Pro Tip: If you select a suggested item from the dropdown, your spelling will always be correct
- Once the Sales Sheet is generated, it will download it directly to your computer

How to get a Property Report
Get a PDF Property Report in 7 steps:
- On the Map page, click the Map a property button in the top right corner of the map
- Zoom in to locate your property
- Turn on the CLU Boundaries, Parcel Boundaries or click Draw Polygon to select the property boundaries for the total acres
- OPTIONAL: Select or draw the tillable acre boundaries, which will generate an additional soil map for just the tillable acres
- Click the orange Next button in the bottom right-hand corner
- Select which folder you want to save the property report in
- Note: It is advised that you always select My Folder, which is only accessible by you
- It typically takes 1-2 minutes for the report to generate. Once the report is finished, you’ll receive a notification in the bottom left-hand corner
- You can click the link on the notification, or go to the folder to view the new report

How to filter sales on the map
Use filters on the map to narrow the sales that you see.
- On the Map page, expand the Map viewing options section in the top left-hand corner of the map
- Click the ‘+’ button to expand the All folder, then click the filter by the Compeer Sale Records folder
- Click Add filter and choose any of the following parameters to filter sales by:
- Improved Status: Yes or No
- Sale Date: Select a Date
- County: Type a County name
- State: Select a State
- Acres: Enter a Number
- % Tillable: Enter a Number
- Note: You can set multiple filters
- Note: You can use the dropdown menu to change the if this, then that logic
- Ex: % Tillable ‘>’ (greater than) 80
- Ex: % Tillable ‘<’ (less than) 80
- Click Set Filter in the bottom right-hand corner of the popup to save reflect the changes on the map
- Note: The map filters will save based on what was last set, so when you leave and then log back in, your filters will still be in place.
- To clear the filter, go back to the filter section, then click Clear in the bottom right-hand corner
How to filter sales on the Sales Sheet
On the Sales Sheet, you can group, sort & filter to quickly find the information you’re looking for:
- Go to the Sales sheet in the top navigation bar
- Click Filter, group or sort to set how you would like to view the data
- You can use these advanced filters for any of the following data points:
- Sale Date
- Acres
- Percent Tillable
- PI
- Price
- Price Per Acre
- Price Per Crop Acre
- Price Per PI
- Property Type
- Improved Status
- County
- State
- Sale Year
- Note: You can set multiple filters
- Note: You can use the dropdown menu to change the if this, then that logic
- Ex: Property Type contains Pasture and Acres is > 120
- Note: These spreadsheet filters will not be saved after you leave the Sales Sheet page.
How to regenerate a property report
On the Map tab you can regenerate a property report, so that you can get a new PDF with the latest sales & agronomic information.
- Go to the Map tab in the top navigation bar
- In the file management section on the right-side of the page, find the Field shapefile you’d like to get an updated report for
- Click the “...” or right click on the field shapefile
- Select Regenerate
- It typically takes 1-2 minutes for the report to generate. Once the report is finished, you’ll receive a notification in the bottom left-hand corner.

We report every piece of information that we find in our research. If information is missing, then our team was not able to find those specific details.
Here's a list of details you can expect to see:
- Gross Acres: the total acres of the property tract
- Tillable Acres: the amount of acres that are arable
- CRP Acres: the amount of acres actively enrolled in a CRP program
- Soil Rating: the weighted average of the soil value of the property, based on the state-specific index (ex: IL = PI, IA = CSR2, MN = CPI, etc.)
- Gross Price: the total listing price
- $/Acre: the total listing price divided by the gross acres
- Cash Rent - $/Acre: the posted cash rent price or the USDA average cash rent price for the county the property is located in. Check the 'Cash Rent Source' for specific cash rent details.
- CRP Rent - $/Acre: the posted CRP rental agreement price
- Gross Taxes: the posted annual tax price
- Percent Tillable: tillable acres divided by gross acres
- Gross Cap Rate: Cash rent times tillable acres plus CRP rent divided by gross price
- Net Cap Rate: Cash rent times tillable acres plus CRP rent minus gross taxes divided by gross price

- S-T-R: the legal description for the location of the property
- County: the county the property is located

Auction Results
Be the first-to-know what price land brought at auction, without having to be there or pick up the phone. Our dedicated team of professionals spends hours tracking auction results so you don't have to. View and filter auction results to quickly find the information you're looking for. We report every piece of information that we find in our research. If information is missing, then our team was not able to find those specific details.
Here's a list of details you can expect to see:
- Sale Date: the date the auction occurred
- Gross Price: the total sale price of the tract
- $/Acre: the gross price divided by the gross acres
- Gross Acres: the total acres of the property tract

Land Values
See detailed metrics for statewide, district and county land values and sales activity.
Our dedicated team of professionals tracks land for sale and auction results. On the land values portal, drill down on a map to see up-to-date land values:
- Average Listing Price: The average price of all current active listings.
- Average Auction Price: The average price of all land auctions for the past year.
Past Sales Map
Our dedicated team of professionals spends hours conducting land sale research so you don't have to! On the past sales map, you will find the following information:
- Expired Listings: properties that were for sale, but are no longer active. In this case, the property could have been pending, sold or unlisted.
- Pending Sales: properties that are classified as 'pending.' In this case, the original listing price will still be posted, unless otherwise noted.
- Auction Results: properties where we've confirmed the sale price with either the broker or seller.
When possible, our research team provides you with a backlink to the original source. Follow this link or contact the original listing agent or seller to verify sales information and get additional details.
Export a PDF or AgWare UAAR file
Click the orange '+' sign in the property bar on the right-hand side of the screen. From there, you can export a record PDF, that includes aerial maps, soil maps and additional property information. Click the Ag Ware button to download a .uaar file of property information to import directly into your Ag Ware software.
Note: you will not find county assessor land sales information on FarmlandFinder.
Landowner Search
Search for property by landowner name and see how much land a person owns.
Quickly find landowner records by location.
Use your mouse or the +/- buttons to zoom in on the map to a specific location. Keep zooming in until you see the parcel boundaries, then click on the parcel to see owner details.
Search landowner records by deed holder name.
Use the advanced search feature to find properties by landowner name. Enter the state, county and deed holder's last name to initiate a search.
Note: state, county and landowner name must be filled in to initiate a search
